KORTER

Korter asub rahulikus piirkonnas Uues Maailmas Koidu tänaval, samas on Kristiine keskus vaid 8-minutilise jalutuskäigu kaugusel, lähim toidupood ja bussipeatus on mõlemad 4 minuti kaugusel, Lilleküla rongijaama jalutab 9 minutit. Läheduses on mitmeid mõnusaid kohvikuid ja restorane.
KULUD
Sissekolimisel tuleb tasuda:

APARTMENT
The apartment is located on the ground floor of a two-story building and was fully renovated last year. Despite its small size, smart space solutions have been utilized to create ample storage space.
The apartment comprises of a combined kitchen and living room area with a partially separated sleeping area, and a bathroom. For sleeping, there is a comfortable 120x200cm continental bed with storage underneath, a mattress topper is also provided. For more storage, there is also a spacious built-in wardrobe, two chests of drawers, and plenty of shelving.
The apartment is equipped with a washer-dryer, induction stove, extractor hood, and a refrigerator. Windows are covered with blackout blinds. Heating is provided by an electric radiator, with electric underfloor heating in the bathroom.
BUILDING
It's a two-story wooden building characteristic of the culturally significant Uus Maailm area. The building has its own yard area where parking is available.
LOCATION
The apartment is located in a peaceful area on Koidu Street in the Uus Maailm area, while Kristiine Center is just an 8-minute walk away. The nearest grocery store and bus stop are both 4 minutes away, and Lilleküla train station is a 9-minute walk away. There are several pleasant cafes and restaurants nearby.
EXPENSES
Upon moving in, the following payments are required:
- First month's rent in advance
- Agency fee equal to one month's rent, amounting to 415 EUR
The apartment is rented without a deposit, and the lease is signed through rendin.ee. Using the Rendin lease means no deposit for the tenant, streamlines document processing, and reduces rental-related risks.
Monthly payments include:
- Rent: 415 EUR
- Rendin service fee: 16.60 EUR per month
- Utilities approximately 15 EUR per month (waste collection, maintenance, etc.)
- Water and electricity according to consumption: summer average 40 EUR/month, winter average 90 EUR/month

Rendin’s service fee is 4% of the monthly rent, which is paid monthly by either the landlord, the tenant, or both parties. The payer is chosen during contract creation. For example, if the rent is 500€, then our monthly service fee is 20€. Rendin issues monthly invoices for the service to the party responsible for paying for the service.
Who pays the Rendin service fee?
When creating an agreement, you can choose whether the Rendin service fee is paid by the tenant, the landlord, or the fee will be equally split between the parties.
If the service fee is split
We recommend splitting the service fee between the parties to the agreement. Both the tenant and the landlord benefit from the Rendin service. The tenant can rent without paying a deposit. The landlord gets property protection and debt protection instead of the security deposit. Split service fee is a fair payment method for both parties.
If the tenant and the landlord share the service fee, each party pays 50% of Rendin's monthly fee.
If the landlord pays the service fee
Many landlords choose to pay the service fee themselves and add it to the rent payment. This makes it easier to explain the service and its benefits to tenants.
If the tenant pays the service fee
The tenant will pay the service fee directly to Rendin, which means less work for the landlord. If there are any problems with service fee payments, we will deal with them.
