What is Rendin's service fee?

Rendin’s service fee is 4% of the monthly rent (minimum 5 EUR / month), which is paid monthly by either the landlord, the tenant, or both parties. The payer is chosen during contract creation.

Rendin issues monthly invoices for the service to the party responsible for paying for the service. Rendin protection takes effect from the beginning date of a rental agreement, when the first invoice is also issued.

Rendin guarantees the landlord rental and utility payments for up to three months. It reassures the owner that if the tenant violates the rental agreement terms and causes financial damage, we will help.

For example:

• The tenant fails to pay the invoice(s) – the landlord can turn to Rendin to open a damage case after the rental agreement ends. Rendin will then assess all the circumstances, compensate the landlord for the incurred damages, and issue a claim against the tenant.

• The tenant leaves the rental home without prior consent from the owner and doesn't pay the rent until the end of the agreement – Rendin will help the landlord find a new tenant as soon as possible and cover the unpaid rent.

Rendin also enables property protection. The landlord is protected if the tenant intentionally or unintentionally damages the rental home's furniture, appliances, and/or interior decoration. The volume of the property protection is 10x higher than the monthly rent.

For example: if the monthly rent is €500, then the property protection is €5,000.

No, because the Rendin fee isn't equivalent to deposit what (most likely) will be returned to the tenant after the tenancy. It's a fee for the service we provide during the rental agreement's validity period.

No. The main goal of Rendin is to minimize and cover debts and damages caused directly by the tenant. Our cover mostly does not include big-scale emergencies (fires, flooding of the apartment etc), liability insurance (if the apartment has damages from a fire that result for damages and liabilities to neighbors) nor does it cover damages caused by 3rd parties (e.g. a flood caused by a burst pipe from the upstairs neighbor).

To get the best possible cover we strongly recommend getting a home insurance with the provider of your choice in addition to the protection offered by Rendin.

In Rendin you can only sign termless agreements, because this is the safer option for both parties. A Termless agreement can be terminated at the request of either party by notifying the other party in writing at least three (3) months in advance. If both parties agree, an agreement can be terminated earlier, even from day one.

This helps us guarantee a bigger flexibility and aid in solving issues faster.

The protection offered by Rendin only valid if the customer is using the Rendin rental agreement, which is created in accordance with the law and the terms of the service. The rental agreement and accompanying general terms and conditions are available on the Rendin website.

If the parties wish to agree on any special conditions not covered by Rendin rental agreement or its annexes, then these can be added in the application agreement view. However, it should be kept in mind that for these conditions we can not take responsibility for any legal voids or that they are created in accordance to the best legal practices.

Rendin is not suitable for use if you are renting out rooms as they are completely different from regular rental homes from a legal perspective. Therefore, we can not provide you with protection nor guarantee you legal advice if you use Rendin for renting out separate rooms in a single property.

If the agreement stipulates that the tenant is responsible for paying the service fee, the landlord’s protection shall not be terminated in the event of the tenant’s default.

If the parties have agreed that the landlord will pay the service fee but fails to make the required payments on two consecutive due dates, and despite receiving at least two reminders from Rendin, the landlord still does not fulfill their obligation, the validity of the Rendin service shall be deemed expired, and the related protections shall be terminated. The tenant shall not be required to pay a deposit to the landlord due to the landlord’s failure to make payments.
