PARKIMINE JA PANIPAIK
Sellel korteril parkimiskohta ega panipaika ei ole. Maja asub kesklinna tasulises parkimisalas, kus Tallinna elaniku parkimiskaardiga parkimine maksab 120 eurot aastas ehk 10 eurot kuus.

This loft-style apartment on the 3rd floor features a living room with an open kitchen, a sofa bed, a bathroom with toilet, and a spacious entrance hall. The second floor of the apartment includes the bedroom area. Thanks to the high ceilings, the apartment has very large windows that provide a bright and light-filled living environment.
APARTMENT BUILDING
Avangard is a unique rental building located in the center of Tallinn. The Tsarist-era façade leads into a building that features luxurious lobbies and functional studio apartments.

Situated in the heart of the city center, the building is directly across from Tallinn University. Entertainment, culture, and the greenery of Kadriorg Park are all within walking distance. PARKING AND STORAGE
This apartment does not include a parking space or storage room. The building is located in a paid parking zone in the city center, where parking with a Tallinn resident permit costs €120 per year, or €10 per month.
ADDED VALUE
Residents of Avangard have access to a private gym, an indoor bicycle storage room, and a laundry room.
A communal terrace is located on the 5th floor for all residents.

CONTRACT

Rendin’s service fee is 4% of the monthly rent, which is paid monthly by either the landlord, the tenant, or both parties. The payer is chosen during contract creation. For example, if the rent is 500€, then our monthly service fee is 20€. Rendin issues monthly invoices for the service to the party responsible for paying for the service.
Who pays the Rendin service fee?
When creating an agreement, you can choose whether the Rendin service fee is paid by the tenant, the landlord, or the fee will be equally split between the parties.
If the service fee is split
We recommend splitting the service fee between the parties to the agreement. Both the tenant and the landlord benefit from the Rendin service. The tenant can rent without paying a deposit. The landlord gets property protection and debt protection instead of the security deposit. Split service fee is a fair payment method for both parties.
If the tenant and the landlord share the service fee, each party pays 50% of Rendin's monthly fee.
If the landlord pays the service fee
Many landlords choose to pay the service fee themselves and add it to the rent payment. This makes it easier to explain the service and its benefits to tenants.
If the tenant pays the service fee
The tenant will pay the service fee directly to Rendin, which means less work for the landlord. If there are any problems with service fee payments, we will deal with them.
