A cozy 2-room smart apartment with large balcony and sauna for rent in Karlova.
The apartment is fully furnished with a preference for high-quality oak wood and neutral blue/grey tones. The apartment has been recently renovated - the kitchen in 2022, the bathroom in 2021 and the bedroom in 2020. The ceilings are high, and with custom-made kitchen furniture and a wardrobe with sliding doors in the bedroom, you can use the entire wall surface for easy storage. New home appliances remain at your disposal: washing machine, touch-sensitive bathroom mirror, microwave oven, touch-sensitive stove, convection oven and a very large refrigerator with freezer. Smart devices include voice-controlled kitchen and balcony lighting via Amazon Alexa (also a Bluetooth speaker), as well as a radiator programmable via mobile app. Recently, a high-speed fiber optic cable connection was installed; therefore, a future tenant would have a wide selection of internet and TV home packages to choose from. The bathroom has a comfortably small sauna with an electric heater, a luxurious shower head with rainwater effect, a toilet and custom-made wooden cabinets with an integrated washing machine. The furnished balcony is partially covered, and prooves to be very pleasant place to enjoy your morning coffee in rainy weather. The balcony faces the back of the house, where there is also a parking lot (one car space for each apartment) and lawn area. There is a functional and cohesive small cooperative in the 4-apartment building.
Sõbrakeskus, Maxima and Yellow Chilli are located in the immediate vicinity of the house. The Kastani bus stop is a few steps away and the drive to Kvartal takes 6-7 minutes.
Well-behaved pets are allowed with prior arrangement.

Rendin’s service fee is 4% of the monthly rent, which is paid monthly by either the landlord, the tenant, or both parties. The payer is chosen during contract creation. For example, if the rent is 500€, then our monthly service fee is 20€. Rendin issues monthly invoices for the service to the party responsible for paying for the service.
Who pays the Rendin service fee?
When creating an agreement, you can choose whether the Rendin service fee is paid by the tenant, the landlord, or the fee will be equally split between the parties.
If the service fee is split
We recommend splitting the service fee between the parties to the agreement. Both the tenant and the landlord benefit from the Rendin service. The tenant can rent without paying a deposit. The landlord gets property protection and debt protection instead of the security deposit. Split service fee is a fair payment method for both parties.
If the tenant and the landlord share the service fee, each party pays 50% of Rendin's monthly fee.
If the landlord pays the service fee
Many landlords choose to pay the service fee themselves and add it to the rent payment. This makes it easier to explain the service and its benefits to tenants.
If the tenant pays the service fee
The tenant will pay the service fee directly to Rendin, which means less work for the landlord. If there are any problems with service fee payments, we will deal with them.
