KORTER
Korteri koosseisu kuulub: esik, vannituba, avatud köök-elutuba ja kaks magamistuba. Valgusküllane kõrgete lagedega (3m) korter asub maja 4. korrusel. Korteri aknad avanevad maja sisehoovi. Korteris on integreeritud tehnikaga köögimööbel, suur nõudepesumasin, pliit, söögilaud koos toolidega (4-le), diivan, diivanlaud, tv koos aluskapiga, voodi ning riidekapid esikus ja magamistoas. Vannitoas on pesumasin koos kuivatiga. Korter on sisustatud koostöös LÄVI sisearhitektidega.
RÕDU
Korteri juurde kuulub rõdu 4,1m². Rõdule pääseb elutoast.
MAJA
Hinnatud arendaja Liven’i Väike-Tallinna projekti modernne B-energiaklassi maja on valminud 2022 a. jaanuaris. Privaatsele ja aiaga piiratud hoovialale on rajatud kolm kortermaja, antud korter asub keskmises majas ning vaade avaneb sisehoovi hommikupäikese poole. Majas on lift.
Privaatses sisehoovis on puhkealad, lastele mänguväljak ja ronimissein. Aeda istustatakse ka viljapuud. Hoovialal on eraldi suur ruum jalgratastele.

PARKIMINE
Korteri juurde kuulub kindel parkimiskoht maa-aluses garaažis. Parkimiskohal on võimalik laadida elektriautot.
TEHNOSÜSTEEMID
Korteris on reguleeritav Uponori Smartix süsteemne vesipõrandaküte ja soojustagastusega vastavalt CO2 tasemele automaatselt reguleeruvate õhuhulkadega sissepuhke- ja väljatõmbeventilatsioon. Ventilatsiooniseadmel on ka jahutusfunktsioon.
ASUKOHT
Kõik vajalik on lähedal. Maja vahetus läheduses asub rongipeatus. Trammi- ja bussipeatuseni majast 300 meetrit. Lähim restoran asub 130 meetri kaugusel ja toidupood 280 meetri kaugusel.
LEPING
Üürilepingu sõlmimisel kuulub tasumisele: esimese kuu üür ja maakleritasu 1100 eurot. Kommunaalteenustele lisandub korteri kindlustus 11.65 eur kuus.

Rendin’s service fee is 4% of the monthly rent, which is paid monthly by either the landlord, the tenant, or both parties. The payer is chosen during contract creation. For example, if the rent is 500€, then our monthly service fee is 20€. Rendin issues monthly invoices for the service to the party responsible for paying for the service.
Who pays the Rendin service fee?
When creating an agreement, you can choose whether the Rendin service fee is paid by the tenant, the landlord, or the fee will be equally split between the parties.
If the service fee is split
We recommend splitting the service fee between the parties to the agreement. Both the tenant and the landlord benefit from the Rendin service. The tenant can rent without paying a deposit. The landlord gets property protection and debt protection instead of the security deposit. Split service fee is a fair payment method for both parties.
If the tenant and the landlord share the service fee, each party pays 50% of Rendin's monthly fee.
If the landlord pays the service fee
Many landlords choose to pay the service fee themselves and add it to the rent payment. This makes it easier to explain the service and its benefits to tenants.
If the tenant pays the service fee
The tenant will pay the service fee directly to Rendin, which means less work for the landlord. If there are any problems with service fee payments, we will deal with them.
