KORTER
Korter asub kolmekordse maja esimesel korrusel ja on paar aastat tagasi renoveeritud. Korteri aknad on hoovi poole.
Korteris on mugav 140x200cm magamisosa ja pesukastiga diivanvoodi, olemas on ka kattemadrats. Hoiuruumi pakuvad sisseehitatud garderoobikapp ja mahukas kummut. Kodumasinatest on korteris olemas elektripliit, õhupuhasti, külmkapp ja pesumasin. Aknaid katavad pimendavad rulood.
KÜTE
Korteris on gaasiküte põrandaküttena, vannitoas on lisaks elektriline põrandaküte.
MAJA
Tegemist on miljööväärtuslikule Uue Maailma piirkonnale iseloomuliku kolmekorruselise puitmajaga. Maja katus on vahetatud ning fassaad renoveeritud ja soojustatud 2022. aastal. Tallinna linn tunnustas Koidu 57 kortermaja kui üht aasta parimat renoveerimisprojekti.
ASUKOHT
Korter asub rahulikus piirkonnas Uues Maailmas Koidu tänaval, samas on Kristiine keskus vaid 8-minutilise jalutuskäigu kaugusel, lähim toidupood ja bussipeatus on mõlemad 4 minuti kaugusel, Lilleküla rongijaama jalutab 9 minutit. Läheduses on mitmeid mõnusaid kohvikuid ja restorane.
KULUD
Sissekolimisel tuleb tasuda:
- esimese kuu üür ette
- vahendustasu ühe kuu üüri summa ulatuses 415 EUR
Igakuiselt tuleb tasuda:
- üür 415 EUR
- Rendini teenustasu 16,60 EUR kuus
- kommunaalkulud ja küte suvel umbes 40 EUR kuus, talvel umbes 70 EUR kuus
- vesi ja elekter vastavalt tarbimisele
Korter on vaba ja sissekolimiseks valmis.

APARTMENT
The apartment is on the first floor of a three-story building and was a couple of years ago. The windows of the apartment face the courtyard.
The apartment features a comfortable sofa bed with a 140 x 200 cm sleeping area and a storage compartment. There is also a mattress topper for extra comfort. Additional storage space is provided by a built-in wardrobe and a spacious chest of drawers. Appliances include an electric stove, extractor hood, refrigerator, and washing machine. The windows are covered with blackout blinds.
HEATING
The apartment has gas underfloor heating, supplemented by electric underfloor heating in the bathroom.
BUILDING
It is a three-story wooden building characteristic of the culturally significant Uus Maailm area. The roof has been replaced, and the facade renovated and insulated in 2022. The building received special recognition from the city of Tallinn for the renovation.
LOCATION
The apartment is located in a peaceful area on Koidu Street in Uus Maailm, while Kristiine Shopping Centre is just an 8-minute walk away. The nearest grocery store and bus stop are both 4 minutes away, and it's a 9-minute walk to Lilleküla train station. There are many nice cafes and restaurants nearby.
COSTS
Upon moving in, the following payments are required:
- First month's rent in advance
- Agency fee equivalent to one month's rent, 415 EUR
Monthly payments include:
- Rent 415 EUR
- Rendin service fee 16.60 EUR
- Utilities and heating approximately 40 EUR in summer, approximately 70 EUR in winter
- Water and electricity based on consumption

Rendin’s service fee is 4% of the monthly rent, which is paid monthly by either the landlord, the tenant, or both parties. The payer is chosen during contract creation. For example, if the rent is 500€, then our monthly service fee is 20€. Rendin issues monthly invoices for the service to the party responsible for paying for the service.
Who pays the Rendin service fee?
When creating an agreement, you can choose whether the Rendin service fee is paid by the tenant, the landlord, or the fee will be equally split between the parties.
If the service fee is split
We recommend splitting the service fee between the parties to the agreement. Both the tenant and the landlord benefit from the Rendin service. The tenant can rent without paying a deposit. The landlord gets property protection and debt protection instead of the security deposit. Split service fee is a fair payment method for both parties.
If the tenant and the landlord share the service fee, each party pays 50% of Rendin's monthly fee.
If the landlord pays the service fee
Many landlords choose to pay the service fee themselves and add it to the rent payment. This makes it easier to explain the service and its benefits to tenants.
If the tenant pays the service fee
The tenant will pay the service fee directly to Rendin, which means less work for the landlord. If there are any problems with service fee payments, we will deal with them.
