KORTER
Korterisse sisse astudes satute esmalt avarasse esikusse, kus asub mahukas garderoobikapp ning kuhu saate jätta oma üleriided ja jalanõud. Esikust edasi tulles satute avatud kööki, kus seistes jääb vasakut kätt esimene uks vannituppa. Vannituba on koos WC-ga. Vajadusel saab vannitoas kasutada ka elektripõrandakütet.
Vannitoa kõrval asub eraldi panipaik / majapidamisruum, kus on ka pesumasin. Pesumasin on koos kuivatiga!
Avatud kööginurgas on olemas kõik mugavaks elamiseks vajalik, sh piisavalt sahtleid ja riiuleid asjade paigutamiseks. Köögis on ka nõudepesumasin. Avatud köök on ühenduses elutoaga, kus asuv nurgadiivan käib vajadusel lahti ka voodiks. Elutoast otse pääseb veel magamistuppa, kus on mõnusalt lai kaheinimese voodi ning mahukas garderoobikapp.
KORTERMAJA ASUKOHT
Kortermaja ise asub logistiliselt heas asukohas - vaid lühikese ca 20 minutilise jalutuskäigu kaugusele jäävad nii Noblessneri sadam, Proto avastuskeskus kui ka Lennusadam. Kalamajale omast miljööväärtuslikku jalutuskäiku saab nautida Kalaranna promenaadil. Telliskivi loomelinnak on samuti vaid lühikese jalutuskäigu kaugusel.
Tänu erinevatele bussi- ja trammipeatustele on tagatud mugav ühistranspordiühendus ka teiste linnaosadega.
PARKIMINE
Kortermajal on privaatne aiaga piiratud hoov, kus majaelanike jaoks on ette nähtud privaatne grillimis- ja istumisnurk. Korteri juurde kuulub kindel parkimiskoht kinnises hoovis!
KOMMUNAALARVED
Kõnealuse 2-toalise korteri kommunaalkulud on väga mõistlikud: suvel on keskmiselt ca 70 EUR ning talvel ca 120 EUR. Nendele summadele lisanduvad igakuiselt nii vee- kui ka elektrienergiakulud.
LEPING
Lepingu sõlmimisel tuleb tasuda 1 kuu üür ning vahendustasu 1 kuu üüri summas (+ vahendustasule lisandub käibemaks).

APARTMENT
Upon entering the apartment, you arrive in a spacious hallway with a large wardrobe where you can leave your outerwear and shoes. From the hallway, you continue into the open kitchen, with the first door on the left leading to the bathroom. The bathroom includes a toilet. If needed, electric underfloor heating can be used in the bathroom.
Next to the bathroom is a separate storage/utility room, which also has a washing machine. The washing machine includes a dryer!
The open kitchen area has everything necessary for comfortable living, including plenty of drawers and shelves for storage. The kitchen also includes a dishwasher. The open kitchen is connected to the living room, where the corner sofa can be extended into a bed if needed. From the living room, there is direct access to the bedroom, which has a comfortably wide double bed and a spacious wardrobe.
The television in the living room is also available for use by the new tenants.
The entire interior of the apartment is finished in calm tones and with high-quality materials.
LOCATION OF THE APARTMENT BUILDING
The apartment building is in a logistically excellent location – within just a 20-minute walk you can reach Noblessner Harbour, the Proto Invention Factory, and the Seaplane Harbour. You can enjoy the charming atmosphere of Kalamaja while walking along the Kalaranna promenade. Telliskivi Creative City is also just a short walk away.
Thanks to various bus and tram stops, convenient public transport connections to other districts are guaranteed.
PARKING
The apartment building has a private fenced courtyard with a designated barbecue and seating area for residents. The apartment includes a designated parking space in the closed courtyard!
UTILITIES
The monthly utility costs for this 2-room apartment are very reasonable: approximately €70 in the summer and around €120 in the winter. These amounts do not include water and electricity costs, which depend on the tenants’ consumption habits. Hot water is centrally provided (i.e., no electric boiler).
CONTRACT
Upon signing the following payments are required:
1 month’s rent and a broker’s fee equal to 1 month’s rent (+ VAT)

Rendin’s service fee is 4% of the monthly rent, which is paid monthly by either the landlord, the tenant, or both parties. The payer is chosen during contract creation. For example, if the rent is 500€, then our monthly service fee is 20€. Rendin issues monthly invoices for the service to the party responsible for paying for the service.
Who pays the Rendin service fee?
When creating an agreement, you can choose whether the Rendin service fee is paid by the tenant, the landlord, or the fee will be equally split between the parties.
If the service fee is split
We recommend splitting the service fee between the parties to the agreement. Both the tenant and the landlord benefit from the Rendin service. The tenant can rent without paying a deposit. The landlord gets property protection and debt protection instead of the security deposit. Split service fee is a fair payment method for both parties.
If the tenant and the landlord share the service fee, each party pays 50% of Rendin's monthly fee.
If the landlord pays the service fee
Many landlords choose to pay the service fee themselves and add it to the rent payment. This makes it easier to explain the service and its benefits to tenants.
If the tenant pays the service fee
The tenant will pay the service fee directly to Rendin, which means less work for the landlord. If there are any problems with service fee payments, we will deal with them.
